It’s really important that we choose a really good property manager because they are the one who’s actually going to look after the property. It’s always good to have a property manager who has a good track record.

Some of them charge the fees depend on 5% to 7% some charge more, some charge less, but we’re really looking at who can provide us the best service who can provide us a better tenant faster and quicker. So that’s the main thing you have to find good tenants at some good time.

You don’t want to hire a cheap property manager who doesn’t look after your property and also delays the whole process. You don’t want to lose out on three months’ rent just because you caught a lower price to a rental property manager. So the people who can get the right quality tenants in the specified times, those are the ones you should be taking on board.

And the other thing I want to discuss is what kind of pricing or what sort of charges they charge? Like I said, in the beginning, when they have to find a tenant, they’ll have to charge you a fee. Usually, some of them charge one week’s rent or some charge, two weeks’ rent. Then also they do have a monthly fee, which I mentioned earlier as somewhere in between, 5.5 to 7 and 7.5% including GST. So those are the things that you really need to look for there are some other charges like inspection fees and things like that but that’s also part, but the point I want to drive home is a good quality one, choose the one with a good reputation and that will save you a lot of headaches in the future. 

You don’t want to spend too many time-solving problems for the tenants or in the house. So you want to maintain good relationships with the agent as well as the tenant. It works out for everyone.
